We are looking for an Allocations and Lettings Officer to join our busy Allocations and Lettings Team to provide an excellent service to our customers and potential customers in allocating social housing properties and completing tenancy changes.
What you will be doing:
Allocating all bpha rental properties in accordance with bpha’s allocations policies and nomination agreements held with local authority partners. This includes shortlisting of applicants from the local authority housing register
Making decisions on the suitability of applicants for properties in terms of needs, affordability and previous tenancy conduct
Maximising income through minimising rent loss resulting from vacant properties
Completing changes to tenancies such as assignments (including mutual exchanges) and successions in line with legislation, contractual rights and bpha’s policies.
Teminating tenancies when notice is received and carry out end of tenancy checks
We’d love to meet someone with / who:
Can demonstrate excellent customer service skills through delivering outstanding customer focused services
Can create rapport and build effective relationships quickly
Has the ability to collaborate effectively with other teams and external agencies
Has a high level of emotional intelligence, with the ability to handle challenging customer situations sensitively and professionally
Is a clear and effective communicator, able to convey complex information to customers and key stakeholders
Has the ability to organise and prioritise own workload to meet the demands of a fast-paced environment where priorities can change quickly
Can engage and listen to our customers and empathise with them
Is highly organised and good attention to detail with a right first-time attitude
Has the ability to follow procedures and maintain, clear, concise records
Has excellent problem solving and decision-making capabilities, able to work within agreed parameters and make operational decisions
Has the ability to process data quickly and accurately
Has accurate record keeping and data entry with experience in providing business communications
Has the ability to adapt, learn new skills quickly and respond positively to a changing environment
Can negotiate when necessary to liaise effectively with key stakeholders
Can identify areas for change to enhance customer experience
Can demonstrate bpha values
Has experience of dealing with customers who may be in crisis or experiencing high levels of stress
Has knowledge of tenancy management and/or allocating social housing
Competent and confident in using Microsoft teams, word, excel, outlook and dynamics
Has previous experience of working in a high performing team and busy team
